TIPS for Renting OR Purchasing Real Estate in NEW YORK CITY!

NEW YORK is anything but your typical State. Sometimes this is the only place you'll ever see it happening like this so COME PREPARED! There are 5 Boroughs of New York: Brooklyn, Bronx, Queens, Staten Island and Manhattan. The most popular is Manhattan. Due to the high demand and limited resource of Real Estate, landlords in New York tend to operate from a capitalistic standpoint.i.e. show me the money. It doesn't matter who you were where you are coming from - in this part of town money talks. FOR RENTALS: Especially in Manhattan, always think downsize. Sorry to disappoint you, but 9 out of 10 times your apartment here is going to be the size of just 1 bedroom in your former house; and cost 5 times as much. Generally, the further downtown you go, the smaller the size of the apartment. The upside being - downtown is the most popular part of the city, and everyone wants to be there. Nevertheless, it's always buzzing with activity, and there's always something FREE and entertaining to do. On a beautiful summer day you can walk from the Financial District to Midtown in a short space of time. It's approximately 1/2 hour by train from one end to the next, and buses run quite frequently in every direction. THE NEIGHBORHOODS: The Financial District and Battery Park City are cookie cutters - doormen buildings with elevators and amenities. Tribeca is where the well to do live, almost ghost town. Soho, West Village, Greenwich Village, East Village, Lower East Side are filled with activities and character. The West Village being the most popular and the east village the most artistic. The Meat Packing District is where the partying begins. Chelsea is the most expensive neighborhood. Gramercy and Flatirion District are more on the reserved side. Midtown West is the Theatre and Fashion District primarily loaded with tourist attractions, and Midtown East is more sedate. The Upper West Side is for the newly weds and East Side all the way up tend to be for the gentry. Harlem is the new Midtown, and Columbia University and the hospitals are the hub of the Upper, upper west side. The fact that an apartment is available today doesn't mean it will be there tomorrow. The more popular the neighborhood, the less likely. Fall and Summer are the moving months, and during the Winter you may receive incentives for moving. Because it's so cold, no one wants to move. Landlords vary, and the more financial security and stability you can prove, the better your chances. The Pre-requisites for approval include: . application fee . last 2 bank statements . last 2 income tax returns . last two pay stubs . picture ID . If you are a Student (you will need proof of a school acceptance letter AND a GUARANTOR. . If you are an International Student you will need extra security and/ an INSURENT. FOR SALES: Always be Pre-Approved before you contact a Broker. Once you have identified an apartment of interest, and after pre-approval you arrange to view. Be prepared to pay a down payment of at least 10% to take it off the market AND you NEED a lawyer. In order to save you the headache and stress, always use a lawyer for due diligence. Your Broker submits an offer, and when it's accepted the seller's lawyer sends your lawyer the contract; you review and resend. ALWAYS negotiate. Then you make arrangements for contract signing, and close the deal with the balance of the payment. Sales transactions generally take 1-2 months while a rental deal may take 1-2 days. The more prepared you are the easier the process. Always chose a reliable and honest Broker to work with. Many brokers have access to the same inventory - there are only so many streets. NB: Brokers don't work for FREE, its their occupation, so be prepared to pay. Brokers are not TOUR GUIDES, it's not a hobby. Sometimes the landlords pay a part of the fee, so you don't have to pay OR all of it depending on the season, etc... so be reasonable. Living in New York City is like checking into an hotel - your accommodations reflect your budget. If you want more, you generally have to pay more. But it's a lot of fun, and there's no place else like it in the world.

Consider this.... the most valuable things you have (like your life, mind, breadth) were given to you, and when it is all spent you can't restore it HENCE INVEST IT....make it count for something. We all have bad days, i.e. those days when we don't wan't to talk to others or when we are mean and selfish. So when people ignore us, etc...it shouldn't matter so much. Dogs bark, lions roar, people have issues - get over it already because today it's theirs, tomorrow it's ours! PLEASE NOTE: Love is not selective, it affects everything it touches. The capacity to love is an investment, don't take it to the grave.

COLORS play an important part in the type of food that's good nutrition. The same nutrients that keep your mind young are the same ones that give certain fruits and vegetables their vibrant colors. In fact, the brighter or darker your food is, is the more of the disease fighting chemical it contains; also they ward off cancer and help people to enjoy longer and more active lives.


PURPLE FOODS - STAY LIMBER: Foods of royal hue like grapes, figs, prunes, raisins and plums help to prevent joint problems. Grapes are full of antioxidants which are proven to reduce inflammation associated with arthritis, and they also contain boron – a mineral shown to relieve even severe joint points. Resveratrol, the antioxidant found in grape juice and red wine eases pain and lowers bad cholesterol.

GREEN FOODS – PROTECT YOUR EYESIGHT: Leafy greens like spinach, mustard and collard greens, kale, and watercress are filled with lutein – a chemical which protects the eyes from aging. It’s even been found to lower the odds of developing macular degeneration – the most common cause of vision loss in people older than 50 by 43%. According to the National Cancer Institute lutein also lowers breast cancer risk; and since cruciferous veggies like broccoli and cabbage are also filled with cancer-reducing chemicals called indoles, eating just a cup or so a day can keep your eyes young and prevent cancer too. RED FOODS - Lycopene, packed into tomatoes, watermelon and red bell peppers, has been found to proven heart disease and estrogen-related cancers. Red apples are rich in quercitin and a proven heart-health booster. Stoplight- shaded fruits and veggie not only catch the eye but also have many of the top 20 most potential antioxidants, says Daniel Nadeau, M.D., co-author of The Color Code: A Revolutionary Eating Plan for Optimum Health. Adding red chili peppers to your dishes pushes metabolism, increasing your body’s fat-burning power.


BLUE FOODS – Studies show that anthocyanins, the antioxidants responsible for blueberries’ color, can also heighten learning capacity, motor skills and memory, says Dr. Nadeau. They keep your brain young: Joint studies from Louisiana State University in Baton Rouge and the National Institute of Aging found that berries protect against cognitive impairment and even Alzheimer’s disease. Just a daily handful is enough to do the trick. The nutrients in blueberry also prevent urinary tract infections, according to research at Rutgers University.

WHITE FOODS – Onions, potatoes and garlic are packed with powerful nutrients that boost immunity and block histamines – the chemicals that cause itching, sneezing and wheezing. In fact, the World Health Organization has recognized onion extract for providing relief of coughs, colds asthma and bronchitis, and researchers have found garlic to have antibiotic properties similar to penicillin. The Iowa Women’s Health Study of 41,837 women found that those who ate garlic frequently were 30% less likely to develop colon cancer.

YELLOW FOODS – These soothe stomachaches and improve gastrointestinal health. One mango contains 7 grams of bowel-friendly fiber, while papayas are rich in an enzyme that helps you to digest protein and carbohydrates. Bananas ease any intestinal distress. For instance: when babies with digestive woes are given a diet of pectin-packed bananas their problems vanish and their digestive tracts absorb 50% more nutrients. Mangoes boast high levels of immunity-boosting nutrients that help to keep you sniffle-free.

ORANGE FOODS – The same compound that makes foods orange also lowers cholesterol and blood pressure. Carrots, in particular boast high amounts of fiber called calcium pectate – shown to regulate high cholesterol. In a recent government study, people who munched a cup of carrots a day averaged an 11% drop in blood cholesterol after only three weeks. University of Western Toronto researchers found drinking three 8 ounce glasses of Oranje Juice a day increases HDL (good) cholesterol by 21% and reduces LDL (bad) cholesterol by 16%. Low levels of folate lead to depression, memory loss and fatigue. Snack on folate-filled oranges or tangerines to boost mood and memory.
